There is nothing like coming home from a hard day’s work and having your garage door open automatically for you. While still some distance away from your home, at the press of a button, a radio beam is sent that activates the door opener. This allows for you to simply pull into your garage, close the garage door by hitting the same switch, getting out of your car and walking into your home. This convenience is especially useful during inclement weather.

Not only is a garage door opener a modern day convenience that is handy to have, but can also serve as a safety measure for the family. Imagine that no one is home and a member of the family arrives at the house during the hours of darkness. What a relief it is to know that the opener will allow for easy and safe access of that family member. Once safely inside the garage, the garage door can be shut safely by that member of the family while still secure in the vehicle. Once the door has been shut then they may safely embarked into the home.

In addition, there are certain convenient features. These features include remote controls, keyless entry pads and switches that are keyed.

When installing a door opener or using an opener for a period of time there may be certain adjustments that need to be made. Those adjustments include adjusting the limits of the door opener, adjusting the force and adjusting the safety feature.

Adjusting Limits

Sometimes the garage door opener does not allow for the garage door to fully close or open. If this is the case it may require that the limits be adjusted.

On the main panel of the garage door opener there are a number of adjusting screws. The adjusting limit screw can be turned to compensate for the garage door’s lack of closing securely or not opening to the proper height.

Simply turn the adjustment screw in a clockwise direction to fully open the limits of the garage door or the opposite direction to allow for complete closure.

Adjusting The Force

Another adjustment that may need to be made with the garage door opener is adjusting the force. The force of the garage door opener needs to be adjusted if the door, while closing, does not reverse its direction when pressure. This pressure can be applied by holding onto the door. Also, if the door reverses on its own the same adjustment in force needs to occur.

The forced applied by the garage door opener needs to be decreased if the garage door does not stop its movement when held as it is opening.

Adjust The Safety Feature

The door openers of today have a built in reverse direction system. The safety feature is engaged when the door touches an object as it is being closed. This object could be your car, member of the family, etc. A simple test to determine the sensitivity of this feature can be accomplished by deliberately placing an object in the closing door’s path. If the door stops its motion downward, but does not automatically return, simply turn the down limit screw clockwise and retest.

Continue this process till the safety feature of the garage door opener is functioning properly.

Garage door opening without control: If the controls are left in the car, make sure nothing is sitting on them and compressing them. Assuming it is not; check if the control is dirty and grungy. A button that is even slightly stuck can trigger the garage door. Try using rubbing alcohol and a cotton swab to clean around the edges. If your garage door starts opening by itself, try to remember if you changed the batteries recently. If you did, then take try nudging the battery connectors after taking the battery out because they can move a bit and press against the pad in such a way that the garage door trigger is set off.

Garage door opener only opening part of the way: It is most likely a sign of wearing parts. The springs located on each side of the door can lose tension over time and eventually stops helping the opener with the manoeuvring of the door. This can result in excessive weight to the opener and it can jam or mistake the weight as a sign the door is closed. The motor and gears are very puny and sometimes even made of plastic, so it will definitely wear out as the opener lugs the door up and down repeatedly year after year. Remove the gunk and grease the gear mechanisms. You can fix it yourself, but a good garage door specialist is always worth bringing in.

Garage Door Opener Automatically Reverses: There are 2 sensors that are located on each side of the interior garage door frame. When something passes through them, they send a signal to the motor unit, which will then refuse to close the door. It takes a few seconds to process this instance so the door moves some of the way and then reverses. The best solution is to lightly clean the lens of the sensors because normally the area around the bottom of the garage door is dirty and dusty and remove anything that blocks them.

Garage Door Opener Motor Runs: There might be a problem with the opener itself or with the chain section. Disengage the garage door by pulling on the release cable halfway between the opener and the garage door, making the door come down. Manually open or close the garage door to see if it still works. Click the opener to see if the gear assembly is broken, because they are normally put under a lot of strain every time the door is opened or closed. You can have the opener system fixed or replaced, but when the new gears may be so strong that they’ll immediately overwhelm the small motor and burn it out. To avoid this problem, it is advised to just buy a new garage door opener.

When a Torsion Spring Snaps: A metal spring that has corroded would mean that the other springs are bound to break as well, and therefore need to be replaced. Immediately call a repairman to replace the springs.

When you have an automatic garage door, it is quite difficult to open it without a garage door opener. It is especially difficult when you are in the car and you need to pull the car into the garage. You do not want to have to get out, open the door, get back into the car, and then pull it into the garage. You want to be able to push a button and the door open up. However, you do have to program that garage door opener to do the job.

You have two types of garage door openers. You have remote garage door openers and you have Homelink openers. Remote openers are your average remote control garage door opener that clips onto the visor in your car. The Homelink system is a garage door opener that is built into your car. There are manufacturers such as Audi that install Homelink systems within their cars.

Programming the traditional remote

How you program your traditional remote depends on the manufacturer. Just like a remote control that you are programming to go with your television, you may have certain numbers to punch or you may need to hit a certain combination of buttons. If you have a remote that has numbered keys on them, then you should be able to input the code and be on your way. If you have a garage door opener with just up and down buttons, you may have to press the buttons in a certain order.

Programming a Homelink System

You will be given instructions on how to program your Homelink system to the garage doors at your home. However, there are some generic programming instructions in case you need them. And what is great about Homelink is that it can be programmed in just a minute. Here is an example of programming instructions:

Press and hold the buttons on the outside. You will notice the diode will start flashing after 20 seconds.

Now you just need to hold the remote control to your garage door about 5 to 30 centimeters away from Homelink’s transmitter. This may take a few tries.

Next, you need to press your remote control’s button and the button on the Homelink system that you want to use for your garage door. However, do not release the button until you have completed the next step.

You will now notice that the diode will flash slow and then faster. When you see the rapid flashing, you will need to release the buttons. This means the programming has been successful.

The process is a very simple one. It is also a very quick one as you can see. Of course, how you program your Homelink system will vary. Not all of the buttons in all of the different car models look the same, but the concept is more or less the same. At least now you know that it does not take any extra special technological knowledge to get the job done.

If your door is of normal weight you can go for a less powerful opener.

Most garage door openers make noises and so does the door itself although some models are specifically designed to be quiet. If you want a more quiet system you need openers with very quiet belt openers. The models have flexible rubber belts that mute vibrations and eliminate the metal-to-metal contact of other chain- or screw-based models. Also more powerful systems usually work easier, smoother and are more silent.

For safety reasons an electronic eye at the base of the door automatically cause the opener to reverses during the close cycle if an object or person breaks the beam. Usually the systems work even when the door sense an excessive load on the closing mechanism, which will automatically reverse the closing or opening.

In the market two types of garage door openers are available namely jackshaft type and trolley type. Even though the jackshaft type occupies less space, the trolley type is more popular. This is because of safety; in the jackshaft type it is difficult to sense when a person or a pet is being crushed under the door.

Some modern systems have auto reverse in case of obstruction like a pet or a vehicle. The remotes generally operate up to a range of 150 feet. Also most systems have keypads that are installed outside the garage and can be used if the remote goes dead.

Many models, actually a lot of them, claim to be virtually maintenance-free. It is usually self-lubricating systems with chains that always run smoothly and make as little noise as possible. More expensive models have a kind of isolation of the motor which gives a quiet and powerful operation.

Automatic garage door openers are such a convenience that they’re practically standard in most garages today. Once upon a time, you could get rain soaked while you got out of your car to open the garage door to park. This modern day convenience has eliminated this scene from our landscape.

Garage doors and openers for the home are required to be compliant with Underwriters Laboratories spec 325, and have been since 1993. The UL325 spells out guidelines for a few other mechanisms like gates with automatic self closing equipment – but those are not required to meet UL325 like garage door openers are.

If you are thinking of selling your house, and you have an older garage door or opener, it might not meet UL325 specifications, and it will show up on the home inspection. Given the minimal cost of door openers, it might be a good idea to replace an older garage door opener before making contact with an agent. That will be one less obstacle to closing your home sale when the time comes.

Some of the main UL325 specifications are obvious and should be a good indicator of an garage door openers adherence to the spec. An electronic eye at the base of the door automatically cause the opener to reverses during the close cycle if object or person breaks the beam. A fragile person could be hit on the head by a closing door without this feature.

In some circumstances, an object can obstruct a door from closing even without interrupting the electronic beam. Today’s garage door opener remotes use rolling code technology. The code changes each time you use your remote. Code grabbers are not able to acquire these new codes, only the one that was used. The last code no longer works since the system has already changed the code used.

The earliest remote transmitters were similar to remote bomb detonators used in WWII. They used a single radio frequency to activate the garage door opener. There was no security as anyone with a garage door opener remote could open any garage door equipped with an automatic door opener.

In the 1970’s “dip switch” transmitters were developed to provide some security. Remotes came with 8 dip switches to set the transmitter frequency. These 8 switches provided 256 possible code combinations.

This was still not a great deal of security but a much better solution than before.

Unfortunately, few owners took advantage of this security option by changing dip switch settings from the factory default settings. It was still easy for thieves to find operators they could activate with a transmitter set at factory default.

This problem was solved by providing remotes with rolling code technology. Codes change automatically every time the operator is used. Each time a code is transmitted the system automatically creates a new code using an encoder. With billions of code possibilities, the same code is never used twice.

When you buy a remote control for your garage door opener, all the installation and code setting instructions are included.

Your garage door opener owner’s manual provides instructions for reprogramming your devices. It also gives the steps to erase all code settings before reprogramming all your remotes in the event an operator is lost or stolen.
